More positively, project starts grew quarter-on-quarter.<\/strong><\/p>\n<h3>London overview<\/h3>\n<p>Totalling \u00a34.35bn, work starting in London during the three months to March grew 48 per cent against the preceding quarter to stand 23 per cent down against a year ago. At \u00a32.49bn, major work (\u00a3100m or more) starting on site increased 57 per cent against the preceding quarter but fell two per cent compared with last year\u2019s levels. Underlying project starts (less than \u00a3100m in value) slipped back 10 per cent quarter-on-quarter on a seasonally adjusted (SA) basis and decreased 40 per cent on the previous year to total \u00a31.85bn.<\/p>\n<p>At \u00a33.71bn, main contract awards in London fell by 11 percent during the quarter and were 21 percent lower than the previous year. Underlying contract awards totaled \u00a31.33bn, down 25 percent against the previous quarter (SA) and 43 percent down compared to the previous year. Major project contract awards reached \u00a32.38bn, representing an eight percent increase from the previous quarter and one percent higher compared to the previous year.<\/p>\n<p>Detailed planning approvals in London decreased 59 per cent against the preceding quarter and fell 63 per cent on the previous year to total \u00a32.74bn. Major project approvals, at \u00a31.1bn, decreased 73 per cent on the preceding quarter to stand 76 per cent down against a year ago. Underlying project approvals declined 35 per cent (SA) against the preceding quarter and were 39 per cent down against the previous year to total \u00a31.63bn.<\/p>\n<h3>Sector analysis: project starts<\/h3>\n<p>Offices accounted for 42 per cent of the value of work starting in London during the three months to March, with the value of work adding up to \u00a31.84bn, making it the most active sector, as the value increased 48 per cent compared with the previous year. \u00a0Accounting for a 14 per cent share, hotel &amp; leisure starts also experienced a strong period, having jumped 161 per cent against the previous year to total \u00a3611m.<\/p>\n<p>In contrast, accounting for a 16 percent share, private housing fell by 70 percent from a year ago, totalling \u00a3701 million. Social housing remained flat compared to the 2024 levels. The sector totalled \u00a31.35bn, 55 per cent lower than a year ago. Accounting for 15 percent, social housing also experienced a weak period, as the value of approvals slipped back 55 percent from the previous year, totalling \u00a3398 million.
