More positively, detailed planning approvals rose against the previous year to provide a slight boost to the development pipeline.<\/strong><\/p>\n<h3>Scotland overview<\/h3>\n<p>Totalling \u00a31.71bn, work starting on-site in Scotland decreased 46 per cent during the three months to March and remained 37 per cent lower than a year ago. Underlying project starts (less than \u00a3100m in value) decreased by 30 per cent against the preceding three months on a seasonally adjusted (SA) basis and remained 21 per cent lower than the previous year. Major projects (\u00a3100m or more) totalled \u00a3367m during the period, down 81 per cent on the preceding three months and 66 per cent down on the previous year.<\/p>\n<p>Main contract awards in Scotland added up to \u00a31.94bn, 38 per cent lower compared with the preceding three months to stand 33 per cent down on a year ago. Underlying contract awards, at \u00a31.01bn, decreased 27 per cent against the preceding three months (SA) and decreased 27 per cent against the previous year. Major contract awards totalled \u00a3924m during the period, a 42 per cent decrease against the preceding three months and 39 per cent down on a year ago.<\/p>\n<p>Adding up to \u00a33.29bn, detailed planning approvals in Scotland decreased nine per cent against the preceding three months to stand 11 per cent up against the previous year. Major approvals decreased 39 per cent against the preceding three months but remained 31 per cent above the previous year to total \u00a31.29bn. Underlying project approvals increased 33 per cent (SA) against the preceding three months to stand two per cent up on a year ago.<\/p>\n<h3>Sector analysis: project starts<\/h3>\n<p>Social housing was the second most active sector in Scotland, with the sector accounting for 13 per cent of the total value. Social housing starts totalled \u00a3225m and experienced 62 per cent growth against the previous year. Private Housing accounted for the highest share of sector starts (50 per cent), experiencing a 33 per cent rise against the previous year to total \u00a3858m.<\/p>\n<p>Health at \u00a335m experienced 37 per cent growth against the previous year to account for two per cent of the total value. Private housing accounted for the second greatest proportion of detailed planning approvals (20 per cent) during the three months to March, with the value adding up to \u00a3660m. Despite this, private housing approvals decreased by 16 per cent against the previous year.<\/p>\n<p>Elsewhere, offices at \u00a3236m experienced sharp growth, rising four digits against 2024 levels to account for seven per cent of the total value.
